Is Park Lets a reputable company?

Yes – Park Lets is a private letting company that has been running for over 30 years. We are members of the National Landlord Association (NLA), the Property Redress Scheme (PRS) and MyDeposits so you can have faith in us as a letting agent.

Viewing and renting a property

How do we view a property?

There are a number of ways you can view a property. You can book a viewing directly on our website, email us directly or call the office.

How do we secure a property?

In order to secure a property we will need to take a holding deposit equal to one weeks rent per person. Please note: this is non-refundable if you change your mind.

What is the procedure in renting a property through Park Lets?

When renting a property through Park Lets we will initially take the holding deposit, this will secure the property and get it removed from the market. Following this we then will arrange for the paperwork to be issued to the group via the electronic signature solution DocuSign. At this point we will take deposit bond for the house.

What is a guarantor?

A guarantor is a third party to the tenancy agreement who guarantees that all rent will be paid in the event that a tenant fails to. Park Lets require all guarantors to be a UK citizen, over the age of 18 and in full time employment.

What is your policy for international students who cannot get a UK guarantor?

If you are an international student who cannot get a UK guarantor we ask for a term’s rent to be paid at the start of your tenancy agreement.

What is a deposit bond?

A deposit bond is the money that each tenant is required to pay before the tenancy starts. This bond acts as security for the landlord against any damages to the property or loss of rent. This money is registered with mydeposit and is returned to the tenant at the end of the tenancy, providing no money is owed to for the rent, damages and other costs which will be deducted.

Where is my deposit held?

Deposits are held with a government based organisation called mydeposits.

Do you offer all-inclusive packages?

Yes we do offer all-inclusive packages, please do let us know if this is a service you would be interested in.

How long is each letting contract for?

Each tenancy runs for a one year fixed period.



Living in our property

Who are the utility providers at the property?

All the utility providers at each property are different depending on who the prior tenants used. The most commonly used providers are Npower, e.on, British gas and Northumbria water

How do I get a parking permit?

You will need to contact the council directly for a parking permit. You will required to produce a copy of your contract.

What days are the bins collected?

The bins are collected on a Wednesday. Please also refer to your Arthur or the Newcastle Council website.

Are pets allowed in the property?

Unfortunately we do not allow any pets in the property.

Are we allowed to smoke in the property?

Smoking is prohibited in the property.

How do we get our meter readings?

You will also be shown where the meters are located within the property on your check in.

What bills are we responsible for?

You will be responsible for all the bills in the property unless you are on an all-inclusive package.

Do you have an emergency out of office number?

What happens if I miss a rent payment?

Late charges can be incurred for missed rent payments. If you know a rent payment is going to be late please contact us directly and we can help resolve this issue to ensure you avoid a late charge.

What do we do if we have a maintenance issue?

Please communicate all maintenance issues/requests in a written form. This can be done via the website or by emailing maintenance@parklets.co.uk
